Most mainstream Japanese banks require residency and local income, so financing is the single biggest obstacle for overseas buyers. But options do exist.
Where non-residents find financing
- Specialist Japanese lenders: a handful offer non-resident loans at 2.5–4.5% with 40–50% LTV.
- Home-country financing: borrowing against assets in your own country, then buying in cash.
- Asset-backed lenders: private banks for higher-net-worth buyers.
Expect more documentation than a domestic borrower: proof of income, asset statements, and often a larger deposit. For many foreign buyers, an all-cash purchase remains the simplest path to closing.
