Owning property in Japan brings a predictable set of recurring taxes. Overseas owners pay the same rates as residents — the difference is in how you file.
The taxes you will see
- Fixed asset tax (固定資産税): ~1.4% of assessed value, billed annually.
- City planning tax (都市計画税): up to 0.3% in designated urban zones.
- Income tax on rent: filed annually; non-residents are subject to withholding in some cases.
Assessed value is typically well below market price, so the cash impact is often modest. A tax representative files and pays these on your behalf.
