A tsubo (坪) is the traditional Japanese unit of area used throughout the real estate industry, equal to approximately 3.3058 square metres — roughly the floor space of two standard tatami mats.
Even though Japanese law uses the metric system, listing sheets, price quotes, and land registries still show tsubo alongside square metres. A "¥1.2M per tsubo" land price is common shorthand in developer marketing, and the floor area of a detached house is usually reported in both tsubo and ㎡.
For foreign buyers, the quickest way to think in tsubo: 1 tsubo ≈ 3.3 ㎡ ≈ 35.6 sqft. A 20-tsubo apartment is roughly 66 ㎡ (710 sqft) — a typical two-bedroom Tokyo unit.
