You do not need to fly to Japan to complete a purchase. A notarised power of attorney (委任状) lets a trusted representative sign on your behalf at settlement.

How the remote route works

  • Your representative — often the judicial scrivener — executes documents under the POA.
  • Signatures are certified at your local notary or Japanese embassy.
  • Funds are wired internationally ahead of the settlement date.

Build in a few extra days for couriering original documents both ways. Many overseas investors complete their entire first purchase without setting foot in Japan.
